    I had always heard that they were difficult. My house is in the historical district and its on a hillside and since I made the mistake of not hiring Jeff Guinta I would have some trouble. He saw my project and gave me a flat fee of $6000 – that was far better than what happened in the long run. 

    A good designer is very helpful and if you have an even better engineer this is all that you need. 

    My plans were practical though and the idea was to preserve the old home as much as possible so that at least was eye to eye with the town of Los Gatos. After all it was only 440 sf. I started in about March of 2015 to make plans and read the town of Los Gatos requirements and it would be June of 2016 before I had permission to embark on the project. That’s actually better than most as I have seen people crying at the counter.

    Step one : First you have to start with what you have – that means a topo map and drawings of the structures on the property so set backs are not encrouched upon and the town has an idea of what they are dealing with . Mission engineers are reliable civil engineers – Pete and Daniel are practical and efficient, do what they say they are going to do and keep to the schedule. That is always a god send in working on a home.

    Step two : Get the house tested for lead and asbestos. With this age home I am sure there are both substances here. Sure enough my house was slightly positive for paint but mostly in the old door putty around the windows. That contained the most toxic substance.

     

    Step three: Get a good engineer. Now there are many but most would not touch my job at all. It was too complicated and there was no way to demo and then see what you had – you just had to make assumptions and create solutions when the house was exposed. Only Toma Goncenerco who is proudly 81 and absolutely knows his stuff.  The hitch was he is Hungarian and mutters quite a bit which means few can understand him and he assumes they don’t know anything – doesn’t go over well with the contractors.     To Build or Not to Build

    So your dream is to have  the perfect  house – maybe you like a cozy traditional kitchen  kitchen1or modern extravagant  kitchen 2

Houzz is a great site to get ideas btu when it comes to the planning phase the elements have to be sequenced and organized in a budget and general time plan. Planning departments (I live in Los Gatos) can exasperate and building plans can take over 2 years as they control color, build size, style and lots of other issues that can eat into valuable time with kids or well, just living.

     

    Personally I am very tired of a really nice home adding a white quartz counter top and those little rectagonal colored square back splashes and it sells high because of low inventory…so I am all in for some pain to get what I want.  Here are some things to think about when you are considering building new or buying or my first choice: the hybrid.

    Building new –

    • finding a good site is expensive, rare and may have hidden complications if the lot is not standard
    • getting building permits takes a long time and requires lots of engineering , planning costs and architectural time and money – most of these are not fun expenses
    • the good lots are mostly built on close to town and or close to amenities leaving you with steeper or “louder” lots from noise

    Buying new –

    • more practical but almost never the perfect house
    • lacks a bedroom or an office or the right kitchen
    • older homes often don’t have the grand room with a more open family room kitchen or ample closets or
    • benefit of an established neighborhood

    So what is the answer and why?

     

    The hybrid

    • find the location
    • find the home with the best bones — in other words half or to be exact 53% of the home works (bedrooms or entry)
    • a large enough lot
    • a decent foundation
    • add a wing and your own touches
    • get rent while you design
    • property taxes will ultimately be lower because remodel increase in taxes is rarely as high as a purchase price

    …and there are a lot more benefits with this concept.

    Here are some examples of homes that need to be updated — they are older but have original good condition or great lots – both are on 1 acre lots and both have elements desirable for remodel Citrus Lane saratogaThis saratoga home has one good wing and the other side needs height , a better kitchen and an over all facelift but in the end you would have a fabulous location and modernized home.

    The owner added heighth to the roof and extended and opened up the internal floorplan -costs were very low compared to building new.

  • Before the Remodel – Preparations

    This isn’t my first rebuild but it would be the hardest. My first house was on 20 acres. It started as a crawl through 20 foot high manzanita to find an amazing view and ended up with a solar of grid glass house in the forest  :  La Casa Estrellas   but that was nothing like this would be.

    Marrying a 100 + year old house to new cnstruction has its own set of challenges. Architects have vision but they put their own stamp on a project and can tend to be overly theortical or not at all in tune with budget unless they work closely with a regular contractor.  Designing a new house is completely different than rehabbing an old house where the insides are completly unknown. How do two staircases built 100 years ago on top of each other actually stay in place.  When you have limited funds I knew I needed a structural understanding of the house.  All I wanted to add was 440 sq feet of modern master and bathroom with a bath tub to the existing 2300 sf and get a new kitchen.  I knew my house would be full of surprises like discovering that almost all the walls are single wall construction (no studs – this post will give you the idea of the confusion single wall construction can present ). The rules are   once a wall is opened it needs to be rebuilt to code which is good because the concept of insulation is heaven but the costs can be completely unknown. Deconstucting the house and making changes as you go is the only way unless you bore holes everywhere and then do a budget.  The idea was to preserve as much as possible and renovate for warmth and plumbing.

    Step one is make yourself comfortable for the duration.  That means figuring out where to live. I have a cottage with a beautiful koi pnd on my property so that was the place to start and that was done before 2015.  Quaint but modernized  – new roof, cabinets , plumbing electrical and paint and insulation where I changed windows. Its a beautiful spot ideal for the summer .Hamzahat the pond house

    Step two:  I went to the assessors office to discuss what would happen to grandfathered in taxes as if I went over 500 sf of addition my house might be reassessed completely which would make it unaffordable.

    The main house was  been tented right after I inherited it and the chimneys cleaned and checked. A few birds died in the process but I wanted 100 years of termites to be gone — it was amazing how little damage there was to the clear heart red wood.Dead birds in the chimneys Oak Hill2Dead birds in the chimneys Oak Hill102013Paul at Royal Chimney has always been a great sweep and Tony who runs the company does a lot to save you costs. Cleaning two chimneys, adding new dampers and spark arrestors was @$600.  Since they hadnt been touched in 3o years that seemed  great. The concrete was stronger than what we pour now and there weren’t any cracks so I knew I could save the chimneys which add so much charm to the house.

    All this work was under 30K and I was ready to start with the main remodel right after running a pex line with water to the cottage. Since I have two meters gas was all good.
