Sandy knows the local neighborhoods really well and was great about showing us any house we were interested in. She understood our needs and was able to tell what was a waste of time in short order. And our offer was accepted against a very close competing offer, in large part because she was so well organized.

But where she really shone was during the buying process.

The escrow was a perfect storm of awfulness -- a solar lien, a bunch of work done off-permit and not disclosed, flippers who lived 100 miles away and kept changing up contractors and agents and hiring the wrong people, a rogue architect who vanished (with all the plans and inspection fees) a month after listing... she got us through all of it, kept on top of every piece of paper, kept everyone on track, even took on a lot of the loose ends that the other side dropped.

Super responsive, definitely brutally honest, but astonishingly patient. Home buying has made even the most even tempered people I know snap and snarl (and I am not among those) but she stayed with us the whole way. Even when we came to the very very end of our rope after seven weeks of The Escrow From Hell and started to seriously consider just walking away, which would have mean starting over from scratch.

Sandy also guided us through a number of pitfalls, knew what to ask for and what not to ask for, and what to look for. She went above and beyond, even went with me to the city planning department at 8 in the morning to try and untangle the insanely complicated permit situation.

The house, by the way, is worth it. The neighborhood and lot are totally awesome. And when we get all the light switches turned right-side up and the doors re-hung so that they close and the washer and dryer hookups moved into a room that is large enough to fit a washer and dryer into (etc -- I do not recommend buying a house from flippers that never lived there!), it will be a pretty darn awesome house, too."
