Selling your home;
Create desire, eliminate unrealistic demands, deal with real objections and close the deal!
My job is to get the buyer to your home so they purchase effortlessly.

How does Sandy Kay do this:
1. Internet marketing: The PERKS system used sends out your home’s info to over 30 internet sites. This is critical as over 50% of buyers today find their home on the internet first.
2. Photographic presence: Buyers choose homes first logically and then emotionally based on pictures. We build a site for your home with quality pictures, a unique video tour and unique website for each home and its features.
3. SEO energized website: SandyKayHomes.com is updated weekly with new information and built on WordPress, a google friendly platform that makes our site and your listing come up to the top of the search engines
4. Detailed Information and Knowledge: All homes have unique features which are “hot buttons” for buyers looking for features. Those hot buttons are featured in a detailed list of upgrades for each listing. Searchable details like new roof, double paned windows, high API school scores, granite kitchen, city view are placed as online tags where buyers can find us. The best sales are those where the buyer likes the features that attracted you to the home in the first place. “Oh this home is perfect for me, the atrium is so relaxing and sunny.”
5. Listing Book: Searches for buyers that are interested in the info we list for your home and gets those buyers to us
6. Sign riders, secure lockbox access, open houses, custom flyers
7. Knowing your home: Thorough walk throughs from a realtor familiar with remodeling to help you to make repairs necessary to improve the sale or visual appeal for your home. A fresh set of eyes helps to remind you of the best features of your home and catch details that you might miss that would deter a buyer so that we can remedy them or define marketing for suitable buyers. Understanding the condition ahead of time through our skilled inspectors prevents escrow failures once a buyer is procured and liability later.
8. Our Relationship to Wholesalers: In many cases we can acquire the vanity or doors ahead of time and pay after escrow closes to make sure your cash flow is not affected during the sale process. An easy entry through a spruced up door can signal “welcome” to a buyer.
9. Proper pricing: This starts with a careful market analysis relevant to what is on the market as competition today not just what has sold. There is excitement that is created when a home comes on the market. Take advantage of it. Pricing a home properly increases buyers’ interest and may generate more offers which increases the price.
10 Constant interaction with prospects and agents: Talking to every prospect and agent that shows interest in your home and keeping a log of activity is part of the process and then review that log with you. My personal goal is to try to reach 20 people a day going “belly to belly” because that’s how networking works.
11. Change the marketing plan as needed: Every home has a new owner – let me find them!
